Job Description

The Construction Project Manager is principally responsible for managing contract resources for all phases of construction for major projects. This would include overseeing the contractors for schedule, quality and cost / budget during all phases of construction projects at new and existing facilities, from inception to completion.

Also, this position will entail developing a detailed scope of work, creating alternative solutions with cost estimates, project planning and putting together detailed bid specifications for construction contracts, documenting bids, selecting vender and awarding contracts. Frequent oversight will be required for progress on cost and schedule on all open contracts with close monitoring of quality and performance. Responsibility for coordinating and scheduling activities to minimize disruptions to production and store operations.

Qualifications include retail / commercial / storm water/ infrastructure/ facility construction project management experience, a successful track record handling multiple contracts ranging from $10,000 to over $1,000,000 skilled in use of excel, water project management / design tools, strong organizational and communication skills, demonstrated process improvement successes, the ability to clearly identify issues and provide workable solutions with a strong attention to detail.

Essential Functions:

  • Manage individual new construction and renovation projects for various concepts. Ability to read and decipher construction drawings.
  • Responsible for, but not limited to; review of plans for accuracy, preparation of scopes of work, review of pre site investigation reports for completeness of content and coordination with plans. Prepare bidder list, coordinate distribution, review, clarify and negotiate final contract price. Provide regular reporting on project status and performance metrics.
  • Prepare necessary contract documents and internal Authorization for Expenditures for signature.
  • Coordinate construction schedule and prepare necessary required purchase orders required under construction contract documents and manage project budgets, assist as required in obtaining regulatory approvals and permitting.
  • Inspect construction job site projects for progress performance, as needed, and verify that construction is within the scope of contract documents and in general meets accepted trade standards and local/state governing authorities.
  • Manage and coordinate schedules for vender /subcontractors deliveries and verify quality and quantity of goods that are required for installation.
  • Review contract violations/contract additions or deletions with outside contractors and prepare necessary documents to complete projects.
  • Prepare/maintain required construction project management administration, documentation and reporting per company requirements.
  • Prepare necessary purchase orders for completion of construction projects and verify payments using a computerized database program.
  • Respond to any and all construction related issues until project is turned over to operations management.
  • Performs other related duties, as assigned.
  • Initiate and provide walk-through inspections of current construction projects to monitor progress, assuring coordination between all contracted personnel and adherence to site safety   plans and environmental containment provisions. Documentation of non-conformance is required.
  • Communicate schedules and coordinate all work with operations teams so not to adversely impact store operations.
Required Skills

Physical Activities Required to Perform Essential Functions:

Ability to stand, walk, and sit up for long periods of time. Manual dexterity to reach and handle items with hands and arms; Climb and balance, bend, twist, kneel, crouch, lift, carry, push and pull over 50 pounds occasionally; Ability to talk or hear; Peripheral and depth perception vision; Light to moderate physical activity performing non-strenuous daily activities of a productive/technical nature. Visual acuity for inspection of close detailed material such as reports, manuals, documents, blueprints, engineering schematics, computer work, and construction project inspection.

Job Conditions:

Occasional exposure to an outdoor and indoor shop environment with adequate ventilation. Occasional exposure to the outdoor weather conditions. Exposure to moderate noise levels (example: business office environment with computers and printers, light traffic) and occasional exposure to high noise levels from construction and production equipment. Physical hazards are present due to the equipment and machinery used throughout the scrap yard and the presence of scrap itself

Required Experience


  • Construction project management experience managing commercial construction projects, working with plans and specifications, schedules and negotiating price.
  • Experience in working with subcontractors and vendors and managing schedules in order to meet deadlines.
  • Contract documentation, contract review and financial accounting experience required.
  • Knowledge of acceptable trade standards at local and state levels in order to obtain government approvals.
  • Ability to prepare construction schedules, purchase orders and other documentation as needed.
  • Strong written and oral communication skills.
  • Proficient in Microsoft Word, Visio, Excel, PowerPoint, Outlook and Project or other Project Management software. Also experience with CAD software is desirable.
  • Team player with excellent project management skills and the ability to follow through to completion.
  • Bachelor's degree in building construction or engineering or equivalent work experience.
  • Ability to travel 50-75% to various project locations.
  • 6 years of previous experience.
